PeakHost was founded by Justin Makkay, who has been managing short-term rentals in Nashville since 2019. Over the years, he's helped grow one of the city's largest independently managed portfolios by focusing on what actually drives long-term success: smart pricing, great guest experiences, and hands-on management.
Today, Justin and the PeakHost team manage homes across multiple markets while continuing to manage their largest portfolio in Nashville. Every property benefits from the same day-to-day attention, data-driven pricing, and commitment to five-star hospitality that's helped build the company's reputation.

How we do it
Optimization
Pricing That Actually Gets Managed
Dynamic pricing software is a tool, not a strategy. We use AirDNA, PriceLabs, years of market data, and a whole lot of hands-on experience to price every property. Rates update daily, but we're also in the pricing multiple times each week making manual adjustments for local events, booking pace, seasonality, and how your listing is performing.
The other guys: Turn on dynamic pricing, set a few limits, and let the software do the rest.
Listings That Stay Competitive
A great listing isn't something you build once and forget about. We continually refine your photos, titles, descriptions, amenities, and overall presentation to keep your property competitive as the market changes. Guest expectations evolve, competitors improve, and booking platforms reward listings that stay active. So we do too.
